Do I need a permit to build a deck in Montgomery County?

Yes. Montgomery County requires a building permit for decks, with plans showing footings, framing, and guardrails, and the structure must meet setback rules for your zone. We prepare the drawings, pull the permit through the county Department of Permitting Services, and schedule the required footing, framing, and final inspections.

Wood or composite decking — which is better here?

In the DMV's humid summers and freeze-thaw winters, pressure-treated wood needs staining every 2-3 years and still tends to check and splinter, which is why most of our clients now choose composite (Trex and similar). Composite costs roughly 40-60% more upfront but needs only washing, and 25-year fade-and-stain warranties are standard. We build both and will price both for you.

Can you re-deck over my existing deck frame?

Sometimes. If the joists, beams, ledger connection, and footings are sound and meet current code, replacing only the decking and railings is the most economical upgrade. If the ledger is not properly flashed and bolted, or the framing shows rot, we recommend rebuilding the structure — new decking on a failing frame is money spent twice.

Do you need HOA approval before building a deck?

In many area communities, yes — neighborhoods like Kentlands, King Farm, and most newer subdivisions require architectural review board approval for decks before county permitting. We prepare the drawings and material specs the review board asks for, and we have been through the process with HOAs across Montgomery County.
