Patio Contractor in Bethesda and Potomac, MD

Custom stone patio and outdoor living area built by iDesign in Potomac MD

Patios Designed as Outdoor Rooms

A patio is a room without a roof, and we design it the way we design interiors: how you'll cook, sit, and move through it, then the base and drainage to make it last. Our crews build paver, flagstone, and concrete patios, outdoor kitchens, fire pit areas, and fences across the DMV.

The clay-heavy soils under Bethesda, Potomac, and Rockville yards mean a paver patio is only as good as its compacted base — the shortcut jobs are the ones you see heaving every spring. Flagstone remains the signature look for Chevy Chase and Potomac properties. In HOA communities like Kentlands and King Farm, we prepare the architectural review submissions too.

Sloped yard or want living space above grade? See our deck contractor services — many clients pair a deck with a patio below it. Compare stone and paver samples at the iDesign showroom in North Bethesda, open seven days a week.

A Licensed Contractor for Inside and Out

Patios cut into your yard's drainage right next to your foundation, so they deserve the same care as interior work. iDesign has built across Montgomery County and the wider DMV for 25+ years and 2,700+ projects, and our hardscaping follows the same rule as our interiors: fix the base and the water management first, because that decides whether the patio is still flat in year ten. Need more room than a patio gives? We also build home additions and sunrooms.

Frequently Asked Questions About Patios

Do I need a permit to build a patio in Montgomery County?

Ground-level patios generally do not need a building permit in Montgomery County, though stormwater and lot-coverage rules can still apply, and a roofed patio or one with a structural retaining wall can trigger permitting. We check your lot against the rules before design, and handle any permits or HOA review the project needs.

Why do paver patios around here sink or heave, and how do you prevent it?

Most failed patios in this region sit on poorly compacted base over our clay-heavy soils, which swell when wet and shrink when dry. We excavate to stable subgrade, compact graded aggregate base in lifts, and slope the surface away from the house, so the patio sheds water instead of pumping it toward your foundation, and stays flat through freeze-thaw cycles.

Pavers, flagstone, or concrete — which patio material should I choose?

Concrete pavers offer the widest range of colors and patterns at a moderate price and are easy to repair one unit at a time. Natural flagstone is the signature look for Chevy Chase and Potomac properties and costs more to lay. Poured concrete is the most economical but is prone to cracking over our clay soils. We build all three and will price the options side by side.

Do you need HOA approval before building a patio or fence?

In many area communities, yes — neighborhoods like Kentlands, King Farm, and most newer subdivisions require architectural review board approval for patios and fences. We prepare the drawings and material specs the review board asks for, and we have been through the process with HOAs across Montgomery County.

How Much Does a Patio Cost in the Bethesda Area in 2026?

Patio pricing depends on size, material, site slope, and access for excavation equipment. The broad 2026 ranges below reflect projects we build across Bethesda, Rockville, Potomac, and Chevy Chase, and are a starting point before your free consultation.
Project ScopeEstimated 2026 Cost*

What Our Clients Say

Five-star reviews from homeowners across the DMV area.

Kitchen Remodel & Custom Addition

This was our fourth project with iDesign in the past couple of years, and they impress us every time — the office responds quickly and the crews show up when promised. For our full kitchen renovation and custom addition, the showroom team explained every phase and worked in everything on our list. They even matched the paint and style of the addition to the rest of the house, something other contractors had told us was impossible.

Multi-Room Home Remodel

iDesign made our dream home happen. Coordinating separate contractors for a multi-room remodel had been a struggle, but working with one design team and their own crews took all of that stress away. Communication was excellent from start to finish across nearly 2,400 square feet of renovation — including the kitchen, which had felt overwhelming before. We are grateful to the whole team.

Full Condo Remodel

Our condo received a stunning top-to-bottom remodel: a flawless kitchen transformation, a bathtub-to-shower conversion, popcorn ceiling encapsulation, and new recessed lighting that brightens the whole space. The craftsmanship is exceptional, and the customer service made a major renovation completely stress-free.

Second-Story Addition & Rental Prep

We were on a hectic timeline preparing our house as a rental before moving out of the DMV, and we could not have navigated it without iDesign. They built a custom second-story addition, replaced the kitchen backsplash, installed a new bathroom vanity, and repainted several rooms — and they connected us with a licensed architect for the DC permits, which saved us a huge headache. Their attentiveness and input were invaluable.

Emergency Repair & Bathroom Remodel

When water started leaking through our ceiling one morning, the iDesign team and their plumber were at our house within hours and quickly traced it to a pipe under the bathroom floor. The price they offered was so good that we ended up redoing the entire bathroom. The work was wonderful, finished quickly, and barely disrupted our routine — we would call them again without hesitation.
