Do I need a permit to build a deck in Montgomery County?

Yes. Montgomery County requires a building permit for decks, with plans showing footings, framing, and guardrails, and the structure must meet setback rules for your zone. We prepare the drawings, pull the permit through the county Department of Permitting Services, and schedule the required inspections. Ground-level patios generally do not need a building permit, though stormwater and lot-coverage rules can still apply.

Wood or composite decking — which is better here?

In the DMV's humid summers and freeze-thaw winters, pressure-treated wood needs staining every 2-3 years and still tends to check and splinter, which is why most of our clients now choose composite (Trex and similar). Composite costs roughly 40-60% more upfront but needs only washing, and 25-year fade-and-stain warranties are standard. We build both and will price both for you.

Why do paver patios sink, and how do you prevent it?

Most failed patios in this region sit on poorly compacted base over our clay-heavy soils, which swell when wet and shrink when dry. We excavate to stable subgrade, compact graded aggregate base in lifts, and slope the surface away from the house, so the patio sheds water instead of pumping it toward your foundation, and stays flat through freeze-thaw cycles.

Do you need HOA approval before building?

In many area communities, yes — neighborhoods like Kentlands, King Farm, and most newer subdivisions require architectural review board approval for decks, fences, and patios before county permitting. We prepare the drawings and material specs the review board asks for, and we have been through the process with HOAs across Montgomery County.
